Durrës: ferries, flats and crypto reality

Durrës is Albania’s sea gate to Italy and the place where property listings talk most about crypto. Here is what sits behind those listings, and how people in Durrës actually buy crypto.

01The port, the Bari ferries and money from across the sea

Search “crypto exchange Durrës” and you will not find a crypto shop on the seafront boulevard. You will find something else: a port city where euros change hands every day, where flat listings promise crypto payment, and where the only bitcoin-accepting place in central Albania sits a few streets back from the beach.

Durrës municipality has 153,614 residents according to INSTAT’s 2023 census; the city itself about 101,728. Shijak (22,058) and Kavajë (30,012) are next door. Tirana is just 39 km away, about 41 minutes in free-flowing traffic by OSRM, so plenty of people from Durrës work or bank in the capital.

The port is one of the largest on the Adriatic and Ionian seas, handling more than 1.5 million passengers a year with daily ferries to Bari. That makes Italy the city’s natural cross-border alternative: an EU and euro jurisdiction one overnight sailing away. For families with relatives in Italy, money mostly arrives by transfer. Remittances to Albania reached about €930 million in 2023, with Italy and Greece the main source countries. Crypto has not replaced that route: Western Union, MoneyGram and the banks remain the norm, and for good reason, because they are protected and traceable.

02Coastal property listed as “crypto accepted”

Open an international property portal such as Realting and you will find Durrës flats tagged “payment with cryptocurrency possible”. It sounds like big news, but be careful what it means. The tag is added by the seller or agency on the portal. It is not confirmation from the developer, and it comes with no procedure: which coin, at what rate, who handles the conversion.

Meanwhile Durrës has large projects under way. Eagle Hills is building Durrës Yachts & Marina, described as a superyacht marina with phased handovers in 2026–27. The organisation Shteg has criticised the project as more profit scheme than strategic investment. For buyers the lesson is simple: a big project does not mean a small risk.

  • You may skip some conversion steps if the deal is clear and in writing.
  • It can open a price conversation, especially with agencies targeting foreigners.

Weaknesses

  • No Durrës developer has published a documented bitcoin-payment policy.
  • The notarial contract and land registration are done in lek or euro.
  • Your bank will ask for source-of-funds documents for money that came from crypto.
  • A crypto payment to a private wallet is almost impossible to reverse in a dispute.

The cleanest route is the boring one: sell your crypto on a platform with an account in your name, withdraw euros to your bank and pay by bank transfer in front of a notary. 03Golem: the holiday flat that takes Lightning

BTC Map, the merchant map built on OpenStreetMap data, listed only two places in the whole of Albania as accepting bitcoin in October 2026. One of them is on the beach strip at Golem, inside Durrës municipality.

Paying over Lightning needs a wallet that supports it and a small amount of bitcoin, so this suits tech-savvy holidaymakers more than the average tourist. Acceptance was last confirmed in 2024, more than a year ago. Ask the owner before booking, and do not prepay in crypto without written confirmation.

Golem is the heart of Durrës beach tourism, while Lalzit Bay is the upmarket zone. In summer thousands of visitors from Italy and Kosovo pay in euros or lek. Crypto as a means of payment remains a curiosity, not the norm.

04Italian-language call-centre workers

Durrës is Albania’s second ICT and outsourcing hub after Tirana, according to the 2025 factsheet from the investment agency AIDA. Most of the work is call centres and data entry, largely for the Italian market. Teleperformance runs its third Albanian site here.

For a 25-year-old Italian speaker working shifts at a Durrës call centre, the question is not where to find a Bitcoin ATM but how to buy a small amount each month without losing too much in fees. 05Cash and banks in Durrës

No Bitcoin ATM is mapped on OpenStreetMap or BTC Map in Durrës as of October 2026. Check Coin ATM Radar for live status. A few online articles say crypto ATMs are “appearing in Durrës” without giving an address or operator; we found none.

On the fiat side, the central map shows 39 bank points: Intesa with 4; Credins, Raiffeisen, OTP and BKT with 3 each; plus Fibank, Union, ABI and ProCredit. Only 8 ATMs, 4 exchange offices and 3 Western Union or MoneyGram points are mapped. Few ATMs relative to banks tells you Durrës is under-mapped, not that the machines are missing.

06The Shijak case: mining on stolen power

The biggest crypto story in the Durrës area is not about buying but about mining. On 22 January 2022, as reported by Exit News, police found two unauthorised mining “labs” in Shijak with 631 units, including computers and solar panels. The set-up was estimated at around €1 million. Three people were arrested and four more were wanted.

Mining itself is not banned in Albania. What lands people in court is an illegal connection to the grid. If someone offers you a share in a local mining farm running on “cheap” electricity, ask where the power comes from. The rules and other cases are on our crypto mining in Albania page.

07Law and tax in one paragraph

Durrës follows the national rules: buying and holding crypto is legal, but as of October 2026 no platform is licensed by AMF under Law 66/2020 (is crypto legal in Albania).
